The following conditions will form an integral part of any lease agreement:
- Tenants must maintain renter's insurance with $2 million liability coverage for the entire duration of the lease.
- Smoking (cannabis, cigarettes, or similar substances) and vaping are strictly prohibited inside the property.
- Subleasing of any kind (Airbnb or otherwise) is not permitted.
- The tenant must read and agree to the condominium's rules and regulations.
- The tenant is responsible for any move-in or move-out fees, if applicable.
- If a deposit representing the first month's rent and a security deposit is offered by the tenant, these amounts must be paid to HP et Associés in trust. The security deposit will then be remitted to the landlord, not held in the agency's trust account. The security deposit will be refunded to the tenants by the landlord within a maximum of 15 days after their departure, provided the property is returned in the same condition as at move-in.
- A professional cleaning will be completed in the unit prior to occupancy.
- No pets allowed.
- The tenant must provide proof of Hydro-Québec account transfer. Electricity service must be active as of the first day of the lease. Proof of account activation must be submitted before occupancy.
